My wife and I had our first experience working with Dan Birchman (Buyer’s Only Real Estate) in the mid 1990’s. He helped us to successfully find and purchase an investment property in the Tarrytown area of Austin. At that time we already considered ourselves experienced home buyers but as the process played out, we very well may have made some major mistakes without Dan’s expert help. As an example he was able to get us the answers to all of our numerous questions and furthermore answered questions we would have never thought to ask. In the subsequent 20 plus years, we have hired Dan’s real estate company for several other property purchases. Dan Birchman was an invaluable advisor and guide in my most recent home buying experience, which ended quite successfully. My family had a significant number of constraints (in terms of price point, outdoor and indoor air quality, etc.) and he provided us with a number of well researched options that met our needs. With each home we visited, Dan's years of experience building, selling, and researching real estate shined through as he helped us understand the conditions of the home and the various hidden costs and problems that the new owner would face. Specifically, he was keen to point out things like: 1 - how the design and location of the home would affect its resale price in the future, and 2 - how much life the various components of the home had (his estimates typically reflected his nuanced knowledge of the various builders and manufacturers). I was most impressed by Dan's negotiation skills during the option period on my home. Our house inspector presented compelling evidence that additional tests were necessary on a part of the house, which the sellers (understandably) found quite frustrating, especially since they obtained an expert opinion that contradicted our inspector's. In spite of this, Dan helped convince the sellers to do the additional tests, and my remaining concerns were put to rest. Last but not least, my family and I enjoyed the time we spent with Dan.
